Overview of renting rules and regulations

These terms and conditions govern your use of our website; by using our website, you accept these terms and conditions in full. If you disagree with these terms and conditions or any part of these terms and conditions, you must not use our website. So, contact us.

Fees
Rentals can be from 3 days to 3 months, and are charged per night. The fee is for the apartment, respecting the apartment's maximum sleeping capacity.
Every apartment has a high season rate (corresponding to the periods of French school holidays) : 
- for 2016-2017 :
from 19 oct 2016 to  2 nov 2016 inclusive
from 17 dec 2016 to  2 jan 2017 inclusive
From 4 feb 2017 to  5 mar 2017 inclusive
from 1 apr 2017 to  1 may 2017 inclusive
from 8 jul 2017 to  3 sept 2017 inclusive
From 21 oct 2017 to  5 nov 2017 inclusive
from 23 dec 2017 to  7 jan 2018 inclusive

The per-night rate reduces as the length of the stay increases :

Confirmation by deposit
A deposit of 30% of the total of your fee is required to confirm your reservation. Except for a 3 nights stay, the deposit is 39%.
At the same time, SejourAbordeaux.com asks you to pay all optional supplements, along with the reservation fee (30€). The deposit can be paid by:

Those two last choices are only possible in case of booking made at least 15 days before entering the premises.
After this payment, you will receive an email confirming your reservation with the details.

Payment of the balance
The outstanding balance is to be paid upon arrival by:

Inventory and security deposit
An inventory is carried out in your presence, both when you arrive and when you leave.  The amount of the damage deposit (uncollected) is as follows, and varies according to the size of the apartment:

The amount will be returned to the tenant on the day of departure or within a maximum period of 15 days after departure, if no damage was noticed in the accommodation and if it's clean (bins emptied, dishes cleaned and put away).

In case of damage or theft, the owner or his representative shall return to the customer the balance the amount of the deposit may exist after deduction of amounts needed to repair and/or refurbishment and/or purchases within included 60 days following the return of the keys.

If the deposit is insufficient, the tenant agrees to pay the difference on supporting documentation provided by the owner or his representative.

If the tenant loses the keys of the rented accommodation, the owner or his representative shall be obliged to change the barrel of the door. The invoice will be paid by the tenant.

If it is impossible to establish the inventory of fixtures on arrival, the tenant takes the responsibility to verify the content and report any discrepancies, missing or damaged items within 24 hours of arrival. If no comment was done in this period, the tenant will be presumed to have received the accommodation in good repair and have to leave everything as it is, except the contrary is proved (Article 1731 French Civil Code). The accommodation is made available to the tenant in a perfect condition; the tenant will use as a "good father".

Insurance
You should take note that you are responsible for damage to neighbours' property resulting from misuse or negligence in the apartment you are renting, during your stay.
For instance, damage caused by leaving taps on, or by misuse of gas or electrical devices. You are advised to take out insurance to cover this eventuality, before arrival.

Arrivals – Departures
Arrival times in the accommodation are between 3 pm and 7pm.  
when you make your reservation, we will ask you to let us know your exact arrival time so that one of our agents can greet you at the apartment. 
Please do advise us of any delay, either by contacting the agency or by contacting the number provided when you make your booking.
Departures are from 8 am until 11 am. Our agent will come to the apartment at an agreed time to get the keys and see that everything is in order.
An extra 20 euros will be charged for:

Night fare between 9 pm and 8 am: 50 euros
Public holiday fare (December 25th and January 1st): 50 euros

There are no extra costs incurred for: 
- Water, gas and electricity (based on average use)
- Sheets and towels,
- WIFI if there is some
Only a 0.35€ daily "taxe de sejour". The latter is French law for all hotels and accommodation.

Using the accommodation
When making the reservation and signing the contract, the tenant undertakes to abide by the following rules:

Cancellation
By the client:
All cancellations need to be sent to us in writing. SejourAbordeaux.com is entitled to keep the 30% deposit, and, only if the cancellation is made within 30 days of the arrival date, the client will be asked to pay the balance. If the rental period is shortened during the stay, no refund for unoccupied days can be given. Similarly, SejourAbordeaux.com is not responsible for disturbances during the tenancy, for delays on arrival, such as strikes or other disturbances that are not within its competence.

By SejourAbordeaux.com :
In the exceptional  case of the accommodation becoming unavailable during your dates, SejourAbordeaux.com will relocate you in an apartment of a similar or superior standing, which will be located as close as possible to the accommodation you chose, for the same price. In the case where a satisfactory option is not available, we will provide a full refund.
We reserve the right to modify these Terms or Policies at any time. Updated versions are effective upon posting on our site. We will not notify you on each update - You are responsible for regularly reviewing these Terms. If you do not agree to the changes, you should stop using this website immediately.

Rental duration
The number of nights minimum is indicated on the accommodation description. The stay may not exceed the number of nights indicated on the confirmation email. Contact SejourAbordeaux.com if you wish to extend your stay. The rental agreement automatically ceases upon the expiry of the period fixed in the contract, without the need to give notice.

Copy, reproduce, communicate to any third party, alter, modify, create derivative works, publicly display or frame any content from the website without our or any applicable third party’s written consent.  You must not publish any photos or information without the written agreement of the owner and people shown in these pictures.

A Rental Property may have changed since we last saw it. Therefore, we do not guarantee the accuracy of photographs, descriptions and information and they are submitted subject to errors, omissions, changes of price, conditions, or withdrawal without notice. We disclaim liability for any inaccuracy relating to the photographs descriptions or information we have provided to you about the Rental Property.
